South Hills Addition No. 1

The Owners moved to a rental house to allow this project to be completed in one phase. It included an extensive renovation of the existing house and an Addition: the existing Basement was redesigned to provide a Playroom for the children, a private Office, an expanded Laundry/Storage Room, and a Mudroom Entry; a new two-car Garage was added; the existing Front Hall Entry was opened through to the rear of the house to increase light, air and views of the back yard; the existing Kitchen was redesigned to provide a Powder Room and a Butler’s Pantry between the existing, formal Dining Room and the new, family oriented Kitchen over the new Garage; a new concrete deck was added to connect all 1st Floor rooms to the outdoors; the existing Master Bedroom, Master Bath and Children’s Bath were redesigned to become a new Master Suite; a Bedroom was added in the 2nd Floor Addition so that an existing Bedroom could be redesigned as a “Jack and Jill” Bath, with it’s own Laundry, between the Children’s Bedrooms; and the existing 3rd Floor Bedroom was redesigned, with an exciting new arch top window, as a Suite for the teenager in the Family. This project included extensive work on the structure and mechanical systems: the existing Basement floor slab was completely removed; the existing boiler was reinstalled and used to radiantly heat the new Basement floor slab; new and existing furnaces were used to heat and cool the 1st and 2nd Floors; and the existing plumbing and electrical systems were replaced. The house was completely redecorated. New landscaping is nearing completion. The Owners now enjoy exhibiting their art collection and sharing more of the outdoors in their new/old home.
